To be sold by dollars per/acre. (Acre area based on 137.74 acres as per 2023 Tax Assessments.)
1) I/we hereby commit an opening bid and ask to take part in phone auction for the land described above for the amount of $____________________________________ dollars per acre.
2) I/we understand that this opening bid must be received by Fraser Auction not later than Monday March 4th, 2024.
And that by sending in this opening bid I/we are requesting right to take part in the phone auction of same property on Tuesday March 5th, 2024, at 1:00pm local time.
3) I/we understand that should we not answer the call at the number provided below during the phone auction that we cannot and will not hold the auctioneer or the seller responsible and may result in losing our opportunity to bid. I/we understand that this process may require several calls over an undetermined length of time on auction day.
4) No Deposit is required to be sent with this opening bid.
5) I/we understand that we need to send in our/my opening bid to become part of the phone bidding on this property. I/we also understand that if we are discovered to be the high bid at the end of the phone auction and the bid is accepted by the sellers that we are required at that time to make a $25,000.00 deposit and to complete an offer to purchase with lawyer. I/we understand that should we fail to complete the offer and make the deposit within (2) two business days that the land may be offered to the next highest bidder and acceptance of your offer may be terminated with the acceptance of the next offer. Closing date to be Tuesday April 30th, 2024. Balance due by Certified Cheque or Bank Draft to seller’s lawyer.
6) I/we understand that we are responsible for all our own legal costs, land transfer tax, GST if applicable to the purchase of this land.
7) I/we understand that Bidder/Buyers must use their own inspection as to environmental status, zoning, acre area, condition of land, dimensions, access to property. Bidder/Buyer must do his/her own research on such before bidding to purchase or taking part in the phone bidding on this land.
8) I/we accept title subject to existing caveats, and we accept the land in its current condition.
9) I/we are aware of all Exclusions & Caveats pertaining to property.
10) I/we understand that time is of the essence in this contract, and that we must have secured financing before bidding.
